As a company we have been letting property as Robson & Hall since 1902 and with the wealth of experience understand that a combined service of Full Management consists of every aspect from pre-marketing through to Statement Ledger Accounting. Our team of professionals will undertake every aspect so all you need to do is sit back, relax and not expect unnecessary invoices for any aspects of work we do for you that has not been agreed.

We provide insurance backed rental guarantee to give you that peace of mind that the rent will be paid as expected (insured guarantee is subject to tenant referencing).

We are proud to offer a professional Tenant Find Only service to Landlords.  We provide advertising on the UK’s most viewed Property Portal to allow us to attract the maximum number of potential tenants for your property.  Our detailed advertisement is complimented by professional photography to highlight the benefits your property has to offer.  Prior to our accompanied viewing with the prospective tenant,  we carry out checks to ensure that the tenant meets all of the requirements you have.  Referencing checks are carried out for suitable applicants to ensure that the information provided to us is verifiable.  In the event that the property is subject to a HMO Licence we will be happy to advise and assist you with the additional requirements for renting this type of property.

Full Landlord Accounting Service

Our accounting system offers full access to the landlord. It advises the payments and informs when the payments are sent to your bank keeping you in touch with activity at all times. You will be provided with login details so you can access all statements, invoices and whenever required and download for your personal backup.

Where you require us to attend to property maintenance we will also schedule payments on your behalf and oversee all landlord requirements in relation to all housing acts and legislation.

We also attend to overseas landlord payments and co-ordinate with the inland revenue.

We have vast expertise in the HMO Legislations set out within the Housing Act 2004 in relation to C4, Suis Generis and Section 257’s. We advise and assist in the applications either additional or mandatory licence and will help you top comply with the “Portsmouth Standards” in amenity and space requirements.

Where planning is required for lawful use we can introduce you to professionals in this field to achieve the permissions required subject to existing housing density.

Property Re-Possession

What happens in the event that a landlord requires possession of their property albeit if the tenant has failed to comply with the conditions of the tenancy agreement or the Landlord just wants vacant possession  –

As acting agents for the property we will, on behalf of the Landlord, issue the appropriate 2 month notice requiring possession.

Should the tenant(s) fail to comply with the notice and do not vacate the property on the due date, we apply to the Court for possession . Should the judge request a court hearing, we attend court and follow the procedure through until possession is given.

Court costs are payable by the Landlord but on the Court application we ask for court costs to be applied to the Tenant.

In House Inventory Service

Our in house inventory professionals undertake an evidence based condition report which will constitute as what is known as an inventory. We feel that it is more important for a more detailed procedure replacing the old inventory gathering routine. Our system notes the property condition inside and out and produces a detailed condition report for each item described.

Each inventory is backed up with detailed photo’s of which we gather multiple hundreds of images in order to demonstrate a robust  combined report of the property content and its condition.

Deposit
This deposit will be treated in accordance with the Deposit Protection Service (DPS), and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. The scheme protects both tenants and landlords from fraud. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

If you are an existing tenant and have a non-emergency maintenance issue which requires resolution, please complete the form below, ensuring you provide us with your contact details and as much details of the fault as possible. Once this form is received it will be passed to our property maintenance team who will ensure that the fault is rectified as swiftly as possible by one of our / our Landlords approved contractors.
